The Southwest led this group with a 2.7% growth rate, while East Anglia lagged behind as the weakest-performing UK region with a mere 0.5% increase.

Gardner noted that a typical mortgage rate for someone with a 25% deposit hovered around 4.5% throughout 2024, three times higher than the 1.5% rate seen in late 2021 before the Bank of England began raising the Bank Rate.

“Closing 2024 with another month of house price growth is a positive note for the industry, marking a year of resilience and recovery. An increase in property listings could also foster more competitive pricing, offering buyers greater flexibility.”

Hunnisett also pointed to the impact of recent interest rate cuts in boosting buyer confidence. She suggested that if inflation remains stable and rates continue to fall, the market could gain even more momentum in the coming months.

“With the stamp duty concession ending in March, 2025 as a whole might not be as positive as everyone hopes, but another rate cut early in the year could help ease any pain.”

Aboody also attributed the strong year-end performance to interest rate cuts, which improved affordability and brought more buyers and sellers back into the market. Higher transaction levels have contributed to a buoyant housing market.
