What the Latest Housing-Market Signals Mean for Over-55s Considering Equity Release

Weighing Equity Release in a Changing Housing Market

Recent reports from The Guardian paint a nuanced picture of the UK housing market heading into autumn 2025. Halifax data shows average UK house prices reached a record £299,331 in August, up 0.3% month-on-month, even as annual growth eased slightly. The Guardian

Yet Nationwide’s index the same week pointed to a small 0.1% monthly fall (average £271,079) as higher borrowing costs continue to bite—reminding us that momentum can differ by lender and method, and that month-to-month readings can be choppy. The Guardian

Beyond national averages, local factors still matter. Nationwide’s analysis highlighted that London homes within 500m of a station command an ~£42,700 (≈8%) premium versus similar properties 1.5km away (with smaller premiums in cities like Manchester and Glasgow). Location, transport access and micro-markets continue to shape valuations. The Guardian

Meanwhile, Zoopla-based analysis reported by The Guardian suggests record listings have created more of a buyer’s market, helped by updated mortgage affordability rules that lifted some buyers’ borrowing power. More stock can stabilise prices in some areas—and lengthen the time homes spend on the market.

Housebuilders have also warned that budget/tax uncertainty could weigh on sentiment in the months ahead, another reason to expect a patchy, region-by-region picture rather than a single national trend.

So, what does this mean if you’re 55+ and weighing up equity release?

1) Valuations still underpin how much you could release

With average prices near record levels on Halifax’s measure—but mixed signals elsewhere—what matters is your property’s specific valuation, not the headline index. Features like proximity to transport can materially influence the outcome. A qualified adviser will obtain an up-to-date, lender-accepted valuation.

2) Market liquidity is better than 2023—but patchy

More homes for sale can support smoother remortgages, downsizing, or sale-and-stay alternatives in some areas, but don’t assume quick transactions. If your plan depends on selling, build in time and contingency.

3) Interest-rate backdrop remains a key driver

Even with the Bank rate off its peak, mortgage costs remain elevated by recent standards, which is still dampening affordability for buyers and affecting demand. Any lifetime-mortgage decision should consider how today’s rates compare to your objectives and time horizon.

The potential positives of equity release (lifetime mortgages)

Access cash without selling your home. Useful for clearing an existing mortgage, funding home improvements, or supporting family, especially if moving is impractical.

Flexible product features. Many modern plans offer voluntary partial repayments, fixed early-repayment charge schedules, downsizing protection, and inheritance protection options (where available) to help tailor outcomes.

No negative equity guarantee (on plans from Equity Release Council members), so you’ll never owe more than your home’s value when it’s sold (subject to terms).

Suitability depends on your circumstances, goals and health/longevity profile. Features vary by lender and plan.

Important risks and drawbacks to weigh carefully

It will reduce the value of your estate. Interest (if not repaid) compounds over time, increasing the total owed and reducing what’s left for beneficiaries.

It could affect means-tested benefits and tax position. Extra cash can change eligibility for certain state benefits or allowances.

Early Repayment Charges (ERCs) may apply. If you repay early (e.g., you move or your plans change), ERCs can be significant depending on product terms.

Fees and setup costs. You’ll usually pay advice, valuation and legal fees.

Less flexibility than staying unencumbered. Taking on a long-term secured loan can reduce future options, particularly if your needs change.

Alternatives worth exploring before you decide

Downsizing to release equity via a sale (bearing in mind local market conditions and moving costs).

Retirement Interest-Only (RIO) mortgage as an alternative secured option if you can maintain interest payments.

Using savings or other assets, or family-supported solutions.

Do nothing for now, if your needs are not immediate—especially with policy/budget changes possible later in the year.
