What is equity release?
Equity Release allows eligible homeowners to unlock some of the value held in their property in the form of tax-free cash. The basic eligibility requirements for an equity release product is that you are a UK homeowner; you are aged 55 years or over and your property is valued at £70,000 or more. The most popular type of equity release is a Lifetime Mortgage which allows homeowners to release a tax-free lump sum in the form of a loan from their main residence.
With a Lifetime Mortgage, you are not required to make any monthly repayments, with the loan being repaid when you die or go into long term care, however as of March 28th 2022, [1] those who take out equity release plans can make penalty free repayments as and when they please.
Should you decide to proceed with a Lifetime Mortgage, you have a choice about whether to receive your tax-free funds in a lump sum or in stages via a drawdown.
The money released with an equity release plan can be used for many things such as home and garden improvements, paying off an existing mortgage which is a requirement with equity release, paying off unsecured debts, holidays, and gifting to loved ones.
Do I need independent equity release advice?
When it comes to releasing equity from your home, the Financial Conduct Authority require customers to seek advice from an equity release advisor. On Tuesday April 19, 2022, all new equity release customers will be required to have at least one face-to-face and in person meeting with a solicitor, to take out a plan that is compliant with Equity Release Council Standards.
