The basics

What is equity release?

Equity release lets homeowners aged 55 and over access some of the value tied up in their home, without having to move.

The most common type is a lifetime mortgage. You borrow against your home, and you keep full ownership of it. There is normally no requirement to make monthly repayments. The loan, together with any interest, is usually repaid when the last borrower dies or moves into long-term care.

The alternative is a home reversion plan, where you sell a share of your home to a provider in exchange for a lump sum or regular income, and stay in the property rent-free for life.

It reduces what you leave behind

The amount you release, plus any interest, is repaid from the sale of your home. Family members are welcome in every conversation.

It can affect means-tested benefits

Releasing cash may change your entitlement to Pension Credit, Council Tax Support or other benefits. Your adviser will check this first.

Interest compounds if you don't pay it

If you make no repayments, interest is added to the loan and then charged on the larger balance. Voluntary payments can limit it.

An existing mortgage must be repaid

Any outstanding mortgage secured on the property has to be cleared from the money you release, or from other funds.

There may be an early-repayment charge

Repaying a lifetime mortgage early can carry a charge. Some plans are more flexible than others, and we'll compare them for you.

There are often simpler alternatives

Downsizing, a retirement interest-only mortgage, unclaimed benefits or help from family may serve you better.

It depends primarily on your age and the value of your property, typically between 20% and 50%. A calculator gives an indication; only a personalised illustration from an adviser gives you a real figure.

Do I still own my home?

With a lifetime mortgage, yes. You remain the legal owner and keep the right to live there for life, or until you move into long-term care.

Is equity release safe?

Equity release is regulated by the Financial Conduct Authority, and advice is mandatory. Council members carry a no-negative-equity guarantee.

What if equity release isn't right for me?

Will it affect my benefits or my tax?
